Miami's skyline is being rewritten again — the current wave of new developments spans branded towers from St. Regis and Waldorf Astoria to Cipriani and Mercedes-Benz Places. For buyers, that raises a real question: buy new from the developer, or buy a finished resale unit? Here's how to think about it.

The case for pre-construction

  • Payment over time. Instead of financing the full price at once, you put deposits down across construction milestones — typically 10% at contract, more at groundbreaking and top-off, with the balance at closing.
  • Newest everything. The latest amenities, hurricane codes, layouts and finishes.
  • Price appreciation during construction. In a rising market, the unit can be worth more by delivery than your contract price.

The case for resale

  • You see exactly what you're buying — the actual view, light, finishes and building operation, not a rendering.
  • Move in now, not in three years.
  • Known association health. A delivered building has real financials, reserves and assessment history to review.
  • Negotiability. Resale prices move; developer price sheets rarely do.

The trade-offs that actually decide it

Timeline. Pre-construction means waiting — often two to four years. If you need to live or lease now, resale wins.

Risk tolerance. Developer contracts are written in the developer's favor. Deposits, assignment rights, the outside completion date and the finishes allowance are all worth scrutinizing before you sign.

The market view. Pre-construction is partly a bet that prices rise through delivery. Resale is a bet on today's known value.

A practical middle path

Many buyers do both: track a pre-construction project they love while shopping resale in the same neighborhood, then move on whichever delivers the right unit at the right price first.
