Broad K-8 school anchors family demand — yet pricing runs a full tier below the oceanfront villages it borders.
The town's height cap kept towers out, and that constraint created today's market. For decades the islands were mid-century garden buildings and co-ops — London Towers, Blair House, Bay Harbor Club, St Regis Apartments — which remain some of the best value per square foot in walking distance of Bal Harbour.
