Key Biscayne Condos
Key Biscayne is Miami's island village — a barrier island beyond the Rickenbacker Causeway, bracketed by two state parks, where a small-town grid of shops and schools sits between the Atlantic beaches and Biscayne Bay. Its condos range from the gated Key Colony and Ocean Club communities to the bayfront Grand Bay pair, the Ritz-Carlton resort residences and Oceana, the island's modern oceanfront flagship.

Living on Key Biscayne
Key Biscayne is the island Miami keeps for itself — a barrier island past the tollgate of the Rickenbacker Causeway, with Crandon Park's beaches on one end, the lighthouse at Bill Baggs on the other, and a genuine village in between: a K-8 school, a green, grocery runs by golf cart, and the Atlantic never more than a few blocks away. The village incorporated in 1991 largely to control its own zoning, and it shows — heights stay low, density stays fixed, and the island's last new condominium, Oceana, arrived in 2014.
The condo market wraps the island's two waterfronts. On the ocean: Key Colony's four-section gated village, Oceana's Arquitectonica flagship, Casa del Mar, the Sands, Commodore Club, Island House, Mar Azul and the Towers of Key Biscayne. Inside the Ocean Club's gates: Club Towers, Lake Tower and Ocean Towers. And on the bay side, the resort quarter: Grand Bay Residences, Grand Bay Tower and The Ritz-Carlton with its spa, tennis center and hotel service.
Buyers come to Key Biscayne for permanence: an island where supply is capped by ordinance, ownership is generational, and daily life — school, beach, causeway rides, dinner in the village — happens within a mile. It behaves less like a condo market and more like a club with real estate attached. Live inventory, pricing and a twelve-month market report for every building are linked from the directory above.
