Coconut Grove Condos
Coconut Grove is Miami's oldest neighborhood — a canopy-shaded village on the bluffs above Biscayne Bay, wrapped around the sailboat moorings of Dinner Key and a walkable center of cafes, galleries and CocoWalk. Its condos line South Bayshore Drive from 1980s classics like Grove Isle and Grove Towers to the architectural wave that remade the waterfront: Grove at Grand Bay's twisting towers, the OMA-designed Park Grove collection, Mr. C, and Vita on the Grove's private island.

Living in Coconut Grove
Coconut Grove is where Miami began — settled in the 1870s, decades before the city itself, and still the neighborhood most unlike the rest of it. The Grove is defined by what grows there: a hardwood canopy that shades winding streets, bayfront parkland at Regatta Park and Peacock Park, and a shoreline given over to sailboats at the Dinner Key moorings rather than to seawalls. Around that green frame runs a genuinely walkable village — CocoWalk, the Saturday farmers market, galleries and some of the city's best restaurants — plus the bayfront campuses of Ransom Everglades and Carrollton that make the Grove Miami's private-school capital.
The condo market concentrates along South Bayshore Drive, and it reads as two eras. The first wave — Grove Isle's private-island towers, Grove Towers, Yacht Harbour and Coconut Grove Bayshore — delivered big floor plans and bay views that remain the neighborhood's value entry. Grovenor House and the Ritz-Carlton bridged the eras. Then the 2016–2023 wave made the Grove an architectural destination: Grove at Grand Bay's twisting BIG-designed towers, the OMA-designed Park Grove collection in its five-acre garden, the Cipriani family's Mr. C Residences on the ridge, and Vita bringing new construction back to the private island after forty years.
Grove buyers are buying a way of living Miami offers nowhere else: mornings on the bay walk or at the sailing club, school runs measured in blocks, dinner in the village without a car, and a tree canopy that drops the temperature the moment you cross into it. Inventory is structurally scarce — the neighborhood's zoning and parkland keep new towers rare — which is why the Grove holds value through cycles that shake the high-supply markets downtown.
