Nobody publishes real numbers on Miami's penthouse market — so we did. This report is computed directly from live MLS data across every building-designated penthouse (the PH, UPH and LPH lines) currently offered for sale in greater Miami. Not estimates, not marketing labels: 295 true penthouses were on the market as of late August 2026, and here is exactly where they are and what they ask.
All underlying listings are live and browsable on our Miami penthouses for sale page, which updates continuously from the MLS.

What the numbers say
Miami (the city) is the depth of the market — and its widest range. With 132 penthouses from $659K to $50M, urban Miami holds nearly half of all penthouse inventory in the region. The $4.15M median tells you the center of gravity has moved well past the 2000s-era product: Brickell's and Edgewater's post-2015 towers now define the middle of this market, not the top.
The scarcity story is Coconut Grove and Key Biscayne. Four penthouses in the Grove at a $3,031 median per square foot — more than double urban Miami — and five on Key Biscayne at $2,241. When a neighborhood almost never has crowns available, the ones that surface price like it.
Aventura and Hollywood are the entry doors. Median asks of $499K and $600K mean a true top-floor line with the big terrace is attainable there for the price of a mid-tower one-bedroom in Brickell. For buyers who want the penthouse experience before the penthouse budget, that's the arbitrage — browse Aventura's and Hollywood's current crowns.
Bal Harbour's two listings understate that market. The village's trophy tier (St. Regis, Oceana, the Ritz-Carlton) trades so rarely — and so often quietly — that public inventory tells only part of the story. That dynamic is covered in our Bal Harbour penthouse guide.
The ten most expensive penthouses on the market
| # | Asking | Property | Beds / SqFt |

Three of the top six sit on a single mile of Collins Avenue in Sunny Isles Beach — the branded-tower strip whose crowns (Porsche Design's sky-garage residences, the Estates at Acqualina, Turnberry Ocean Club) were built precisely for this list. Downtown Miami takes the top slot, and South of Fifth and the Grove supply the classics.
How to read an "asking" market
These are asking prices, and at the crown level the spread between ask and close can be wide: the buyer pool for any single penthouse is thin, days on market run long, and the real comps are the handful of comparable crowns across the city — not the tower floors below. When you're evaluating any specific penthouse, what matters is closed PH trades in comparable buildings, which we pull building-by-building for clients. The mechanics of that negotiation are covered in our Miami Penthouse Buyer's Guide.
Methodology
Counts and prices are computed from active MLS listings whose unit designation is a true penthouse line (PH, UPH or LPH), as recorded by each building — not listings merely marketed with the word "penthouse." Data reflects the live feed as of August 25, 2026; per-city medians use up to the 100 highest-priced actives per city. Small-sample cities are shown for completeness but read them as individual properties, not markets. This report is refreshed quarterly — the live inventory behind it is always current at miamiluxhomes.com/miami-penthouses-for-sale.
