Buying a Penthouse in Miami: The Complete Guide
What Makes a Miami Penthouse Different
A penthouse is not simply the apartment with the best view — it is a different product from the tower beneath it. Miami's PH lines are built to a separate specification: ceilings of eleven to fourteen feet against nine below, terraces measured in thousands of square feet rather than hundreds, private or semi-private elevator landings, and in the newest buildings private rooftop decks with plunge pools and summer kitchens. Many are duplexes or full floors; a handful — the true trophies — occupy the entire crown of the building. Every listing on this page is a genuine building-designated penthouse (the PH, UPH and LPH lines), pulled directly from the MLS, not a high-floor unit marketed with the word.
Scarcity is the economic engine. A 400-unit tower may contain six penthouses, and their owners hold them longer than any other line in the building. In a given year, many of Miami's most important buildings trade zero penthouses. That scarcity is why the segment behaves differently from the broader condo market — pricing is set by the handful of comparable crowns across the city, not by the floors below.
Where Miami's Penthouses Are
Brickell holds the deepest penthouse inventory in the city: the financial district's towers — Four Seasons Residences, Santa Maria, Echo Brickell, UNA, the Icon and Brickell Flatiron crowns — carry PH lines from around $2M to well past $20M, with skyline-and-bay views in both directions. Edgewater is the value-forward penthouse market, where the post-2015 bayfront towers of the Paraiso district and Biscayne Beach deliver direct open-bay views at prices below comparable Brickell product. Downtown holds the statement pieces: One Thousand Museum's half-floor sky residences, the Aston Martin Residences triplex, and the crowns above Museum Park.
Across the bay, Miami Beach and the barrier islands play by different rules — oceanfront penthouses at the Setai, Continuum, Faena and the South-of-Fifth buildings have set state price records, and Sunny Isles Beach stacks branded crowns (Porsche Design, Armani/Casa, the Estates at Acqualina, Jade Signature) along a single beachfront mile. Coconut Grove's new generation — Grove at Grand Bay, Park Grove, Vita — brought true penthouse product to the city's oldest neighborhood, trading past $20M for bayfront crowns.
What Miami Penthouses Cost
The range is wide because the product is. Entry to the segment starts surprisingly low — smaller PH lines in 2000s-era Brickell, Downtown and Edgewater towers can trade from the high six figures — while the established luxury tier runs roughly $3M to $10M, and the trophy market extends from $10M past $50M for full-floor crowns in the landmark buildings. Price per square foot at the top floor typically carries a 20–50% premium over the same building's mid-tower lines, and more where the penthouse's terrace, ceiling height and elevator privacy are genuinely unique.
Two costs deserve early attention. Association dues on large penthouses are substantial — you are paying the building's per-square-foot assessment on the biggest floor plan in the tower, often with additional terrace assessments. And insurance at the top floor, especially oceanfront, prices differently than mid-building; we model both into any offer so the true carrying cost is known before you commit.
How Penthouse Deals Actually Happen
The best penthouses often trade before they are broadly marketed. Owners at this level test the market quietly — a whisper listing with the building's top brokers, a price conveyed verbally — and a meaningful share of Miami's largest condo sales close without the unit ever appearing publicly. Watching this page puts every MLS-listed penthouse in front of you the moment it appears; for the off-market layer, you need representation with direct lines into the buildings. We track pending and closed penthouse activity across every major tower and can tell you what actually traded, at what number, and which owners have signaled willingness to sell.
Negotiation at the penthouse level is also its own discipline. Days on market run longer — the buyer pool for any single crown is thin — which cuts both ways: sellers anchor high, but real buyers with proof of funds command attention. Recent closed PH comps across comparable buildings, not the asking prices below, are the leverage. That data is exactly what we bring to the table.
New Construction Penthouses and Pre-Sales
Miami's development cycle continually mints new crowns, and the best of them sell at the sales gallery before the tower breaks ground. Current and coming projects — the Waldorf Astoria's sail-stacked cubes, St. Regis Brickell, the Bentley and Pagani towers in Sunny Isles, Edgewater's next bayfront generation — each carry a small penthouse collection that developers price aggressively upward as the building sells through. Buying at pre-construction locks the lowest basis the unit will ever have, with deposit schedules typically staged at 10–20% intervals; the trade-off is a multi-year delivery and developer-drafted contracts that reward experienced review.
If a new-build crown is the goal, timing matters more than anything: penthouse releases are small, early allocations go to buyers already registered with the sales team, and brokers with developer relationships see the release before the public does. Tell us what you're looking for and we'll put you on the inside of those releases at no cost to you — the developer pays the buyer's-broker fee.

Frequently Asked Questions
How much does a penthouse in Miami cost?
The MLS-listed range runs from under $1M for smaller PH lines in 2000s-era Brickell, Downtown and Edgewater towers, through roughly $3M–$10M for the established luxury tier, to $10M–$50M+ for full-floor trophy crowns in landmark buildings. Top-floor product typically carries a 20–50% per-square-foot premium over the same building's mid-tower lines. The live listings on this page show the current spread.
What qualifies as a real penthouse?
On this page, a residence the building itself designates PH (including UPH/LPH levels in multi-level crowns) — the top-floor lines built to the tower's premium specification. That's a stricter standard than the many high-floor listings marketed as 'penthouse'. Expect higher ceilings, larger terraces, and often private elevator access.
Which Miami neighborhoods have the best penthouses?
Brickell has the deepest inventory and the widest price range; Edgewater offers the best bayfront value; Downtown holds the architectural statements like One Thousand Museum and Aston Martin Residences; and the beach markets — South Beach, Faena District, Bal Harbour, Sunny Isles — carry the oceanfront trophies that set Florida's price records. Each area's live penthouse listings are linked above.
Are Miami penthouses a good investment?
Penthouses are the scarcest line in any building — a tower may hold six among hundreds of units — and scarce assets have historically been the most resilient segment of Miami's condo market. They trade infrequently, which means less liquidity but stronger pricing power on resale. We can pull the PH-versus-tower appreciation history for any specific building.
Can I buy a Miami penthouse before the building is built?
Yes — new towers sell their penthouse collections at pre-construction, usually with staged deposits of 10–20% at contract milestones and delivery several years out. Releases are small and often allocated through brokers registered with the developer before public launch. Developer pays the buyer's-broker fee, so representation costs you nothing.
Do penthouses come with private pools and roof decks?
Many of Miami's post-2010 towers deliver penthouses with private rooftop terraces, plunge pools and summer kitchens — Echo Brickell, Grove at Grand Bay, Regalia, the Estates at Acqualina and One Thousand Museum among them. Older towers trade that for interior scale and location. Each listing's photos and features on this page show exactly what the crown includes.
