El Cid sits just south of downtown along the water, with 1920s Mediterranean and Mission homes. Flamingo Park, on a ridge west of Dixie Highway, mixes 1920s bungalows and revival-style houses. To the north, Northwood and Old Northwood have a smaller-scale historic stock near the Northwood Village shops. SoSo — South of Southern — runs along the water toward Lake Worth Beach with a mix of renovated older homes and new builds. Downtown condos concentrate along Flagler Drive, around Clematis Street and in the Rosemary Square district.

Commute and connectivity

Palm Beach International Airport sits on the west edge of downtown, which makes West Palm one of the easiest places in South Florida to fly in and out of. The downtown Brightline station connects to Boca Raton, Fort Lauderdale, Aventura and Miami, and also to Orlando, while Tri-Rail runs south through the county to Miami-Dade. I-95 and the Turnpike handle car traffic, and the free downtown trolley loops through the Clematis and Rosemary Square districts.
