Anywhere from a few days to several weeks depending on the building — boards meet on their own schedules. If your move date is tight, tell us first: we know which Aventura buildings approve quickly and which need a month of runway.

Building amenities always; water, trash and basic cable frequently; electricity almost never. Parking varies by building and matters — we confirm assigned spaces and guest policies before you apply, not after.

Most annual leases can close within one to two weeks: application, association approval where required, and deposits. Condo buildings add an association application that can take longer — we flag each building's timeline up front so there are no surprises.
